Old Saybrook, Connecticut

One company.
Listing to closing.

Sandy Shoals Ltd provides full vertical fulfillment for real estate — contracting, construction, staging, marketing, and advertising — to bring a sale to fruition.

Why Sandy Shoals

The buck stops with one party.

Most agents hand you a list of vendors and step back. We take the opposite position: we general-contract the work, collect payment directly, and pay every subcontractor ourselves. If something goes wrong, there is exactly one person to call — and he answers.

Everything a sale requires.

Six service lines, coordinated under a single point of accountability.

Contracting & construction

Repairs, renovations, and pre-listing work managed end to end. We hire, schedule, supervise, and pay the trades.

Staging

Furnishing, styling, and presentation so the property photographs well and shows better in person.

Marketing & advertising

Photography, listing collateral, and paid placement built to put the property in front of the right buyers.

Buyer services

Property search support, plus post-sale move-in preparation so a new home is ready the day keys change hands.

Agent & broker support

Business management and client procurement — growing an agent's book organically from the contacts they already have.

Market research

Research and on-the-ground travel to identify the strongest national and international markets for expansion.

How an engagement runs.

  1. Walkthrough and scope

We visit the property, identify what will actually move the sale price, and put a written scope and budget in front of you.

  2. Single agreement

One contract with Sandy Shoals Ltd covering the full scope. No separate contracts to negotiate with each trade.

  3. We execute and supervise

Subcontractors are hired, scheduled, and paid by us. You get progress updates from one person, not five.

  4. Listing, marketing, and sale

Staging, photography, and advertising go live the moment the work is finished, so nothing sits idle.

  5. Move-in preparation

On the buyer side, we prepare the new property so it's livable on day one.

Market notes, occasionally.

Short updates on the Connecticut shoreline market and the new markets we're researching. No more than once a month.
