Sandy Shoals Ltd was formed to fix a specific problem: a real estate transaction is assembled from a dozen vendors, and nobody owns the outcome.

The problem we started with.

The conventional model is referral. An agent hands the seller a contractor, a stager, a photographer, and a cleaner, then steps out of the way. Each one bills separately, schedules independently, and answers to no one in particular. When the schedule slips or the work is wrong, the client is left arbitrating between vendors who don't work for each other.

Our owner ran listings that way for years and watched the same failure repeat: a loss of control over outcomes at exactly the moment control mattered most.

The model

We stand in front of the work.

Sandy Shoals acts as the spearhead. We general-contract the scope, collect payment from the client, and pay every subcontractor ourselves. That single change reassigns the risk: the client holds one agreement and one relationship, and any problem or concern is handled personally by the owner rather than passed between vendors.

Ownership.

Sandy Shoals Ltd is owned and operated by Matthew J. Diamond, who works each engagement directly. The company is deliberately small: the person who scopes your project is the person who supervises it and the person you call about it.
